Reliance MET City has launched ‘Metropolis by MET City’, a 140-acre mixed-use project in Haryana’s Jhajjar district, signalling a calibrated bet on the growing convergence of residential demand and industrial expansion on the fringes of Delhi NCR.

Demand for plotted developments has remained resilient over the past two years as homebuyers seek flexibility, lower density and asset customisation—factors that gained prominence post-pandemic. Developers, meanwhile, see plotted projects as faster-moving inventory with lower balance-sheet risk compared to high-rise residential construction.
At Metropolis, residential plot sizes range from 112 sq yards to 179 sq yards, with pricing between ₹99,000 and ₹1.10 lakh per sq yard. This places the project at a mid-market price point, aimed at both end-users and investors betting on capital appreciation in NCR’s emerging growth corridors.
What differentiates Metropolis is its industrial component, with dedicated industrial plots planned alongside housing. This reflects a broader shift in land-use planning where residential demand is increasingly tied to proximity to employment hubs rather than standalone housing clusters. Infrastructure-led location playThe project is located at Daryapur village in Jhajjar district, close to the KMP Expressway, AIIMS Badsa, and the upcoming Haryana Orbital Rail Corridor. These infrastructure projects are gradually repositioning Jhajjar from a peripheral market to a strategic node connecting Gurugram, Rohtak and other NCR centres.
Analysts note that areas aligned with orbital expressways and freight corridors are emerging as long-term real estate plays, especially where industrial activity anchors demand. The proposed BCCI International Cricket Stadium in Haryana further adds to the region’s visibility, though its impact will likely be more sentiment-driven than immediate.
Metropolis within the MET City ecosystem
Metropolis derives much of its strategic relevance from its integration with Reliance MET City, an 8,250-acre industrial and mixed-use township in Jhajjar. MET City hosts over 650 companies from 11 countries and supports more than 40,000 jobs, making it one of India’s largest private industrial developments.
Metropolis is positioned as a 140-acre mixed-use extension within this ecosystem, effectively linking housing demand to an existing manufacturing and employment base. This live-work proposition reduces reliance on speculative residential demand and improves the project’s absorption visibility over the medium term.
Developer strategy and execution
The project is being developed by Model Economic Township Limited on a self-funded basis, with infrastructure execution handled in-house. Importantly, the project is ready for development, allowing buyers—both residential and industrial—to begin construction immediately, a factor that could support faster uptake.
Commenting on the launch, Shrivallabh Goyal, CEO and Whole-Time Director, Reliance MET City, said the focus is on building a future-ready, integrated community rather than a standalone housing project.
